Job Description
The Community Manager is responsible for the overall success of the property.
Qualified candidates will have strong sales and organizational skills, represent Horizon in a professional manner and have the ability to work independently with confidence. Good problem solving skills are a must and the candidate must live on-site.
Responsibilities:
- Establish a spectacular “first impression” of the community to visitors by ensuring the curb appeal is perfect, the property is clean and greeting each prospect with a sincere and friendly welcome.
- Showing and leasing vacant apartments, marketing the property, consistently updating advertising and web-sites, and renewing leases with existing residents.
- Enhancing the residents' experience of the property through implementation of service programs, maintaining the management office and property to a high standard, and planning and coordinating resident events and activities.
- Collecting and accurately posting all rent and other revenue payments, organizing files, and coordinating maintenance requests.
- Coordinating and utilizing all resources – human, financial, and material – to ensure smooth and efficient performance of the properties.
- Responsible for the project management of capital enhancements that are approved.
- Financial reporting, analysis and recommendations.
Minimum Requirements:
- Two (2) successful years experience in residential property management.
- Bachelors Degree in Real Estate, Management or Financial Analysis required.
- Industry designations preferred but not required.
- Strong understanding of financials with the ability to provide comprehensive financial analysis.
- Excellent written and verbal communication skills.
- Thorough knowledge of landlord tenant issues and conflict resolution.
- Ability to multi-task and remain highly organized at all times.
- Proficiency with Microsoft Windows, Word, Excel, and Outlook.
- Working knowledge of Yardi extremely helpful.
- Ability to function under stressful circumstances.
- Excellent customer service skills.
- Ability to individually and confidently with prospects, residents, supervisors and owners.
Salary
Compensation package includes a lovely onsite apartment plus salary, depending on experience. Horizon also offers excellent medical/health benefits, 401k with employer match, and paid vacation. Community managers are also eligible for performance bonuses based on the property's financial performance.
